A Response To being a landlord seems awfully risky !....
You're a smart man Doug, do what you have to do
Rent of 1200$ IMO u shouldn't have too many problems will non-payers if u do your background checks successfully. Also for a place so big and rent so high i think agreements should be signed prior to new tenant moving in that any unrelated problems caused by the tenant will be paid by the tenant. It's not some 1 BR 1 Bath place inside a small apartment complex, but say annual income is 7k after subtracting all of the other fees it is still 580$ of net profit per month....

A Response To being a landlord seems awfully risky !....

April 4, 2011 by Doug
I sure don't want to rent out my unit at perhaps $1600 a month ( 2 BR). I was briefly a landlord for a few years where I got a much higher ROI than is presented here. I know the girl that is moving out of this unit ( she was a potential buyer for my unit, but we couldn't close about a 10k gap), she's moving back to NYC.

This $1200 rent makes no sense to me. These condos were built in 1986. As owner you could easily get hit with a 5k bill for a new heating system at... More...

So how would you dispose of a body if you needed to ?

March 15, 2011 by Doug
The " What if someone broke into your house thread " got me thinking about it. Say I was an ex-con with a gun ( illegal) and somebody broke into my place and I killed them. I can't then call the cops, have to dispose of it myself, eh !

I found this on the topic....

First, be smart from the very beginning. Pulverize all teeth, burn off fingerprints, and disfigure the face. Forcing a DNA test to establish identity (if it ever comes to that) might introduce the legal/forensic hurdle that saves your ass down the line. An unidentifiable body can,... More...

Where the Ferengi the first bookies ?

The Complete Ferengi Rules Of Acquisition

.empty ** color: rgb(170, 170, 170); ** Ferengi are a species from StarTrek that was particularly highlighted in Deep Space 9. Their religion is commerce and their society is determined by profit.

The Ferengi believe that the universe is held together by the Great Material Continuum, also known as the Great River. The Ferengi believe that each part of the universe has too much of one thing, but not enough of another, and it is through the continual flow of the Great River that wants and needs can be fulfilled, if one navigates the River with... A Response To Is the Riviera the best place to stay while in Vegas?

February 13, 2011 by Doug
I'm confused...not only is the Riviera the ABSOLUTE SHITIEST hotel in Las Vegas, but it has the WORST location as well. What are you guys talking about its "central location"? I blieve you guys have the riviera mixed up with another hotel. The Riviera is the worst hotel on the strip, and has the worst location...it is located at the very, very, very, very, very north end of the strip...10 minute walk past the Wynn. Circus Circus and The Rviiera are literally isolated by themselves, they are not even close to the rest of the strip. If you want to...

A Response To Seriously considering moving to get away from this climate--any serious suggestions

February 3, 2011 by Doug
The whole coastal area north of San Diego starting at Del Mar and going north to Carlsbad is Great, makes an awesome bicycle ride or drive on the old 101 highway. Any of the towns from Del Mar to Carlsbad are great, I esp. like Solana Beach, but Cardiff by the Sea, Encinitas, Leacadia ( sp ? ) are awesome little small beach towns, I'd love to live back there again. Carlsbad is a bit bigger but a great town, too....

North of Carlsbad is Oceanside, it's a bit bigger and rougher and more criminal, like hookers... More...

A Response To USPS is getting far worse, agree or not ?

January 20, 2011 by Doug
USPS has a monopoly on first class letter mail ( FCM) and even more so on 3rd class mail ( junk mail, labeled standard mail, credit card offers and such drivel). No other carrier can touch letter mail, at 44 cents or less. Parcels can be done with greater efficiency by UPS, ( and still pay their people salaries competitive to the USPS). Flats and such are best left to Fed-ex if you are a book in CR or somewhere and need to send a check to a guy in the states.

USPS for regular letters.... : " It'll get... More...

Oh yeah, she is really that bad. She talks on her cellphone while stuffing the gang-box, pays no attention to her work. lots of mis-delivered mail is posted on a nearby bulletin board or hand delivered by residents to each other !

What's the standard/ acceptable error rate from DBCS trays.... 1 % ? Then if the carrier-broad yaks on the cellphone while filling the boxes, and A-3 becomes A-8 and my 5 figure check goes astray, and I never get it, then it takes weeks to get re-issued ?

**** the USPS to Hell !

The very letter informing me... More...

I guarantee that hasn't changed " as of late" I'll bet my life on it ! The local and out of town slots at the local PO mean nothing, maybe 40 years ago when they delivered mail twice a day ?

I worked at a PO in CT, before going to a plant. There was of course a mailbox in front of the PO. Some guy ( a mailhandler) had the responsibility of emptying the big blue mailbox right in front of this historic 100 year + old PO. This guy was named Billy , a Vietnam army veteran,... More...
